Ada masalah dgn loan, MBB tak boleh disburse loan kat developer. Katanya MBB branch X hanya terima WHB project lebih dr RM200k sahaja. Persoalannya, kenapa tak check dulu? kenapa hanya diberitahu setelah loan approved? adakah officer terlalu rakus mengejar sales tanpa kaji selidik terlebih dahulu? sy mmg bengang yg teramat sgt nasib baik la abah yg cool memujuk dan memberi solutions .
Agak tension sbb due date dah tamat. Untuk kes2 mcmni harus fikir solution dgn cepat + mampat. Langkah2 nye :
1) Call bank untuk hantar surat loan cancel/withdrawal (menunjukkan kita tak salah)
2) Call developer bahagian credit center/admin - cerita lah kisah sedih anda(tangkap person in charge & liaise dgn sorang sahaja)
3) Call bahagian documentation & sales marketing - buat mende sama
4) Lepas cerita2 tulis surat attach dgn surat bank (tulis la based on conversation
betwen blablabla, untuk pastikan pihak developer aware)
5) Mintak no banker dr developer (kasi kaw-team)
6) Submit application baru
7) Beres
Developer rekemen RHB sek 9, special rate BLR-1.9 tapi lock in period 5 thn penalti 2% dari jumlah pinjaman. Begini lah bank.. bila kasi rate cantek die ikat kita lama2. Kalau medium cost biasenye dapat BLR -1.5, cantek sgt la tu. MRTA saya plus minus RM3k, loan agreement masukkan dlm loan.. beze include/exclude loan RM9 je. Contoh tak masuk loan monthly RM454 masuk loan RM463. Loan agreement plus minus dlm RM2600. Boleh sangat lah, dr baya cash baik RM2600 letak ASB lagi 38 thn boleh jadi brape? berbaloi2.
